Because the door does not make it close to the ground it sounds like other issues, like you say, not the "eye" sensors. The track must be binding somewhere or one of the roller wheels is shot. Unhook the opener and work the door by hand. Watch all the rollers & track for binding. May need a little white grease (Lithium) sprayed in the track slot. The motor unit will have a "downward force" adjusting knob you can tweek. With the door still unhooked from opener, it should balance itself out perfectly half way down. If not, the springs or torsion spring is out of adjustment.
You don't think it's the sensors. Where does it stop? By chance near the sensors?
There is a downward force adjustment. Set it for just a tad bit more force.
Our electric garage door goes down and about half way down will stall and go back up. We might try it several times with it stopping and retracting but eventually it will go through the full close. I don't think it's the sensors, but what causes this problem?
